Terms and conditions
These terms govern the rental of the furnished holiday studio offered on this site. They apply to any booking made directly on cosypornic.com. The guest accepts them before paying, and a copy is sent with the booking confirmation. This English version is provided for convenience, the French version prevails.

1. The host
The flat is let by Amaury, a non-professional furnished-accommodation lessor, whose full details appear in the site’s legal notice.

2. The flat
The studio measures 21 m² and sits on the first floor of a building with no lift, reached by stairs. It sleeps two people maximum, in one queen-size bed.
It is furnished and fully equipped: kitchen with hob, fridge, microwave, dishwasher, espresso machine, kettle, toaster and full crockery, bathroom with shower, Wi-Fi and television. Bed linen and towels are provided and included in the price.
3. Booking and formation of the contract
Bookings are made online through the booking module built into the site. The contract is formed as soon as payment is accepted and the booking confirmation is sent to the guest by email.
The guest must be of age and legally able to contract. They confirm that the information given when booking is accurate.
The minimum stay is one night, all year round, subject to the availability shown in the calendar.
4. Prices, tourist tax and fees
Prices are shown in euros, all taxes included. The nightly rate varies with the date and the length of stay. The exact price for the chosen dates is displayed before any payment.
Added to the nightly rate:
- a flat cleaning fee of 20 € per stay, whatever its length, bed linen and towels included
- the tourist tax, collected on behalf of the local authority and passed on in full by the host, the amount of which depends on the rate in force and the number of guests
The full breakdown, including the tourist tax, is displayed before payment is confirmed. No other fee applies. No security deposit is required.
5. Payment
Payment is made online by card, in a single instalment, at the time of booking, on the secure platform of the booking provider. The host never has access to card details.
The booking is only firm once payment has been received. If payment is declined, the booking is cancelled automatically.
6. No right of withdrawal
Under article L221-28 12° of the French Consumer Code, the fourteen-day right of withdrawal does not apply to accommodation services supplied on a specific date.
By confirming the booking, the guest acknowledges being informed of this and expressly waives that right. Only the cancellation terms below apply.
7. Cancellation by the guest
The cancellation policy is flexible:
- Up to 48 hours before the check-in time: free cancellation, everything paid is refunded in full.
- Less than 48 hours before arrival: the first night and the cleaning fee remain due, any balance is refunded.
- No-show or early departure: the full stay remains due.
Refunds are made to the payment method used when booking, within fourteen days at the latest. The tourist tax is refunded whenever the stay does not take place.
Cancellation requests must be made in writing, through the site’s contact form or the guest area.
8. Cancellation by the host
The host may only cancel a confirmed booking for a serious reason making the flat unavailable or unfit for occupation, such as damage or a major breakdown.
In that case the host informs the guest without delay, refunds everything paid in full, and does everything possible to offer equivalent alternative accommodation nearby.
9. Arrival and departure
Check-in is from 3:00 pm and check-out before 11:00 am.
Access is self-service thanks to a keypad smart lock. The personal code is sent before arrival. It is strictly personal and must not be shared outside the group of guests.
A late arrival is no problem at all and requires nothing in particular. Departure after 11:00 am without the host’s prior agreement, however, compromises preparing the flat for the next guests, and may lead to an additional night being charged.
10. Occupancy and house rules
The guest undertakes to treat the flat with care and to respect the following rules:
- Two people maximum, infants included. Any additional occupancy entitles the host to terminate the contract without refund.
- No additional visitors may stay, even for one night, without the host’s prior written agreement.
- Non-smoking, including e-cigarettes.
- No pets.
- No parties or events. The flat is in a residential building.
- Quiet from 10:00 pm, inside the flat and in the common areas.
This is a short-term holiday let. It gives the guest no right to remain in the property and does not fall under residential tenancy law.
11. Insurance
The guest must be covered by public liability insurance including holiday-rental cover, valid for the whole of the stay.
That cover is usually included in home insurance policies. The guest undertakes to check this before arrival and to provide proof at the host’s simple request.
12. Damage and missing items
No security deposit is taken, which rests on a relationship of trust. In return, the guest is responsible for any damage caused to the flat, its furniture and its equipment.
The guest undertakes to report any damage or malfunction to the host as soon as it happens. An incident reported spontaneously is almost always settled amicably.
In the event of damage, breakage or a missing item, the host sends the guest, within seven days of departure, detailed evidence with photographs and a quote or invoice. The corresponding amount is then charged at cost, with no flat rate and no penalty.
Ordinary cleaning is covered by the cleaning fee. A clearly abnormal state of dirtiness requiring extra work may, however, be charged on production of evidence.
13. Liability
The host cannot be held liable for theft, loss or damage affecting the guest’s personal belongings, nor for disturbance arising from works, nuisance or events outside the flat and beyond the host’s control.
The flat is described and photographed truthfully on the site. Minor differences in appearance due to ordinary upkeep or the replacement of an appliance do not constitute a breach.
14. Personal data
Data provided when booking or through the contact form is used solely to handle the request and manage the stay. It is never sold or passed to third parties for commercial purposes.
The guest has the right to access, correct, erase and object to the processing of their data, which they can exercise through the site’s contact form. Details appear in the legal notice.
15. Complaints
Any complaint must be addressed to the host in writing, through the site’s contact form. The host undertakes to reply promptly and to look for an amicable solution.
Reporting a problem during the stay rather than afterwards almost always allows it to be fixed on the spot.
16. Governing law and jurisdiction
These terms are governed by French law.
In the event of a dispute, the parties will seek an amicable solution before any legal action. Failing that, the competent courts are those of the place where the flat is located, subject to the protective provisions of the French Consumer Code allowing a consumer to bring proceedings where they live.
